Does anyone have any idea if a paper trail can ever be purchased by the adjoining owner? 

The so called BRRRR strategy sounds good on paper (and in a book or podcast) but isn't a slam dunk to attain in Indy as far as I am concerned. 

Sometimes it's a sticker and it really did fall off, or the print on it faded, but sometimes it's stamped and you can still make out the numbers, or put a piece of paper against it and rub a pencil on the paper, or similar.If none of that works, SHUT OFF THE POWER, and then open up that curved panel on the side (on the right in the second photo - closest to the flowers).  

I would also let them know you will cancel the lease to save them from being subjected to whatever is really bothering them.Only concern is they might hit you with some medical bills saying one of them has a lung infection, feeling eye irritation, coughing, shortness of breath, and asthma symptoms and holding you responsible, hoping you will write a fat check in exchange for some sort of hold harmless papers.

Do I have to file something for each state even though My schedule E will show a paper loss and I have no other business in those states?  

Sounds pretty good and looks pretty good on paper to me.

The initial repair fee is designed to stop the tenants from clogging toilets sinks or showers with hair,grease or paper etc. 

I subscribe to the local newspaper or free paper online, receive daily newsletters, ask my agent about the news around town for real estate, roads, new employers etc.

Buy the biggest thing you can, honestly don't worry too much about the unit count on paper if you're going to be living there.
