I might even fix up the electrical enough to get power up, since I can do all that, and the cost of materials is next to nil, and that will enable me to run fans to air out the property, power tools to do the "puttering around," etc.2) If that fails to make it attractive enough for a cash buyer, offer the best terms possible to minimize the rehabber's out-of-pocket expenses and facilitate the easiest deal.

I am seeing the banks starting to really freak out in some areas more and more, and now I know if I targeted those "areas", I could definitley put some successful packages together...I just need some way to find some time or delegate it else where.

from the price differences and the fact that one of the houses in newly built, while the others are older, means that you are probably looking in an area that has a lot of different style and size houses. this neighborhood was probably built over the course of many years, rather than by one builder.you need to look at sq. ft. and use that as a function in your determining price. come up with a price per sq. ft. for your comps and apply it to your house. different builders would also indicated different materials used to build, establish a discount for houses that are wood frame rather than block.
