I never successfully Wholesaled a property, but I did put property's under contract, put out bandit signs, worked with investors, motivated sellers and realtors.

I am new to the market but very motivated and want to separate myself from the wholesalers with little knowledge to how these deals are structured. 

You want to find out what their motivation is for selling.

I am a motivated buyer, pre-approved, and ready to close a deal ASAP. 

What sorts of tactics do you use to find motivated sellers of MHs?

Things like small apartments can be a good selection and the sellers tend to be more motivated and sell better deals with a chance of making money without any prior experience according to a guy that says that is what he first did part time while he had a W-2 job and he had no prior experience.  

I also believe he is very motivated!!!

I have a 8 month old son who is my biggest motivation for wanting to invest. 

The property I have in my mind is currently held by a private motivated seller who just wants out of the game.  

My concern is that some emergency will happen or a maintenance request will be submitted that needs attention before I will return and I will not be able to handle it.As a result, I have called numerous South Bend handyman services but none seem to offer 24h service or answer calls.My question is, how did some of you smaller landlords handle this issue?
