So I called the inspector and the city and after numerous calls he finally returned one of mine and left a voicemail that if I'm unable to get it done by that time period they will automatically extend the deadline. 

So if you had a gap in employment for 12 months you'll need an LOE ( letter of explanation ) and 1040's going back 3 years. 

I have tried wholesaling for a while now and read multiple forums on the topic as well as numerous books.

@Tim Chasteen There are numerous factors involved in buying this price point.  

Perhaps not in this case but many other PO people that call you can be talked down with empathy for their situation and an explanation that you are offering a service that can truly take that weight off their shoulders.
