@Felix Torres Last night I went to my first meetup and it was incredible! 

Yeah if you are over on the west side, you might come on out to Houston Buyer Club (that was last night) or there is a smaller meetup that @Isaac Nuti has going in Cypress. 

She has no viable reason to kick me out, but she’s upset that I left a light on and she argued with me about it one night through a text conversation, so she’s still upset about that.

I also say do ad much online/ self paced/ nights and weekends so you can still do what you want during the day to grow your real estate business.

An internet glitch caused last night's webinar to be postponed until today. 

I sent out a sample last night.

Basically nights and weekends. 

My money is in the nightly rate.

- Late last night, he was out drinking for the raptors game, NBA game.

I'd invest in yourself first and figure out what you can do to knockdown current living expenses....then looking at growing that savings ....and then getting some thing out of state.Boring answer that will probably be slow but at least if things go south you're not up at night figuring out how to pay it.
