As someone who started investing turnkey 6 years ago, one key to successful turnkey investing is to be sure to vet the company thoroughly, and I think that should include a visit to the market to meet with those you are considering, see their rehab work, the neighborhoods they investing in, and learn about the quality of their property management.

I bought a house here last year RIGHT before the mania (because I'm smart as ****) for $220K just over a year ago. 2 houses in my neighborhood (exact same floorplan) just sold for $270, if by next summer I see $300K then I may just sell and take my meager earnings.

@Joseph Ziolkowski, yes, vacancy and cap ex are included, as well as maintenance, property management and property tax and insurance (but not Principal and Interest cost).Nobody can know for sure what its expenses will be in future, hence the ballpark "50% Rule", which can be fairly close in the case of middle-priced, middle-aged, middle-neighborhood type properties.

The properties already in that neighborhood are going for big money not to mention the price for the new builds going up.I haven't been in contact with the owner yet but is there a strategy that can be used here?
