Thanks, Raffaele Like Saj Shah implied, go run comps like you normally do, limiting your search to ballpark other Victorian 3-4 unit conversions that are nearby and recently sold, to the greatest extent possible.

If you buy a large number of properties of the same type, in the same neighborhood, around the same rent range, you are not really diversifying away your risk and a single large layoff at a nearby company could ripple through your entire portfolio.However, if you are buying some multifamilies here, some singles there, some notes, then the increase in number of assets works with you.

You are in a good area of Ontario for investing with some good BP members nearby to collaborate with.When you post on BP try to hit a few keywords to bring out the locals in Kitchener, Waterloo, Brantford and even Hamilton.Do you have good opportunities in Ohsweken or are you going to venture out to the nearby cities?
