This would allow you to save money that you could potentially invest in things like real estate, notes and private companies, however you have the peace of mind that if you need the money, it can be easily accessed.  

You have a Promissory note, and then based on the state you secure the note with a Mortgage or a Deed of trust, and no matter what there are guidelines to be mindful of, particularly if its to a owner-occupant.

If the deal is a good one regardless, I would move forward with it, keeping in mind that you'd want to these things in the future.

I have also already found a new tenant, so I don't mind the time an effort to figure out what I can/can't deduct.  

Options that come to mind are getting a Heloc for around 60k, use 15k with hard money or bridge for a fix an flip and the remaining 45k for my main property.

Having this in mind will also affect the decision making process when analyzing the location, the projected monthly rents, etc.Just be conservative in your underwriting and implement strategies to protect the downside before anything else.Good luck!
