I'm sure there must be a reason you are picking a place thousands of miles from home to invest (not what I would suggest) but - I would travel to the area, spend a couple of days getting to know the place, and attend a REIA meeting to meet some fellow investors before I'd through a bunch of money at it.

I am currently renting out a property to an unmarried couple and I just recently found out they broke up and he decided to leave the property and cancel the services he was paying for.

We have gone out to look at the property, reviewed the financials back to 2016 and met with the seller in person a couple different times.

I have a couple of leads from friends and family, and needing to find phone numbers of the owners listed on the deeds.

There is a property in foreclosure in my town that I'm interested in, but I'm confused about a couple things:1) How do you answer the objection from the seller who says their credit is already ruined because of missing so many mortgage payments?
