In my market in Mid-Michigan the actual number of sales are up about 10% from last year at this same time but the average sales price is down about 10%, mainly stemming from a large number of the sales being from reo properties. selling way below the market average.

I've ran into many that are broken, corroded to the point of needing to be replaced, but I'd say more often than not they are in useable shape.If they do need to be replaced you can break them off the main hub with a hammer, this will break the lead seal loose, removing just the flange collar leaving the 4" hub.
