The main thing is a possible roof repair/replacement.

Our main market is Lakeland, Fl with a population of about 150K.

There is one main builder in the area that is booming but again, custom builder $300k + lot.

Hello allI've been doing my best to get educated as quickly as possible, from the forums, blogs and podcasts mainly.  

H.U.D homes that are open to investors means that no person wanted to buy it to live in .So after 30 days give or take the investor can buy it .So the house will need work the main issue for me is location , foundation then ,sewer,after that all other issue I will take on it is just a numbers game .

I would say get a duplex mainly because it's easier to manage and it's a great first investment for a new investor.

I personally do not like the idea of a condo in the main city.

I will be mainly focused on Multifamily complexes.  

I need to find a cheap/free way to get a phone number with a main voicemail greeting which I can then have branch off to different mailboxes where I will provide specific information about the selected house.
