Ours are fairly specific.Also forgot to mention that I keep a pretty active eye on school board related stuff with regard to zoning - as well as demographics, population estimates, expected growth areas and new housing projections provided by the board - which is helpful sometimes when it comes to negotiating deals and evaluating them - especially since we're primarily looking to hold.

@David Faulkner - completely agree, that's why I flew out there multiple times and have driven the streets, gotten to know the neighborhoods and which suburbs and suburb neighborhoods are booming and up and coming, which have good and bad crime situations, where are the good schools located, got acquainted with other investors, wholesalers out there.

When I was in high school in the late 1980's I had a part time job at McDonalds.

.- Stay away from MHs all together:  direct mail expired listings of nicer homes in good school districts with the deal type being lease / option or buying subject to.  

The reason could be different neighborhood, better schools, more square footage, less square footage, yard vs no yard, stairs vs no stairs.  

Surely you still advise your clients as to which areas have good schools and low crime rates?

I am trying to educate my high school age daughter and help her to capitalize on opportunities that I never knew existed.  

What tip I can share... depending on your potential tenant... if you can get into a property that is in Legacy high school district in Broomfield, that is a very good start (I've had no problem renting out my properties in that area and for a reasonable premium).  

So if you have the funds and patience then you can wipe out the first if they don't magically appear and step up to secure their position.
