@Peter K. thanks, either way, code enforcement requires us to get outside ventilation..... but good pointer to check if its gas and dangerous.... that should light more of a fire on penny pinching landlords.....any tips on how to, or what to look out for when making your own ventilation?

Folks I need your help with a fairly important kitchen designing dilemma:For a rather typical South Bay area SFR with a $1.2M-ish ARV, with white Shaker kitchen cabinets/stainless hardware & appliances, the color-du-jour grey "wood" flooring, similar but lighter toned walls, no wall paint in kitchen (narrow stacked stone backsplash)...............is a familiar, tried and true, "veiny" granite or a more uniformly colored quartz the more sought after countertop these days??  

I spent 30 hours touching up small gouges in the walls, washing the tile floors, repairing leaky faucet, cleaning residue left on walls, light switches, and cupboards, removing trash left behind, cleaning vents, fan blades, replacing light bulbs, repairing blinds, cleaning stains from carpet, fixing broken drawer, washing garage floor, & cleaning windows.  

watch for wrong color and pattern of Brick, Shingles, Siding, Carpet, Tile, Paint.

As well, as a licensed contractor paying into the fund, we don't receive value from our contributions to the fund since our clients are disregarded.Having contacted the director of the MHIC asking for some light to be shed on this subject, my request was wasn't responded to until I reached out a second time several weeks later.

Once you get that dopamine dump, you will probably look at conversations with strangers in an entirely new light - ie it will be pleasurable for you, and you will pursue it with great enthusiasm.

Until you have done enough to where you can do this automatically, you can't put yourself into a situation where making those decisions is how the family gets fed and the lights stay on at home. 

This will be a light rehab so we will get it started next week and hopefully have it ready the same time #4 winds down.
