, but now it's tax time.I see on lots of sites (including IRS Publication 527) that you can deduct your initial mortgage fees (origination fee, processing fee, appraisal, credit check, etc) amortized over the life of the loan.

For example, if it was a major water damage that cost thousands of dollars then you would be out of pocket a couple of thousands, but if you had mandated the tenant to carry Renter's insurance then you would have just paid the deductible.
