Subway tile isn't necessarily the cheapest option, you might want to look at some of the larger porcelain tiles, etc.

Some of the nicer places could still use a little updating (tile and granite in the kitchen and hardwood floors) but the price doesn't really reflect that.

They are moving and they have to pay security and this much for oil and it is November and they will need to fill the tank right away so that is money they need to lay out even if you don't require a fuel deposit.
