Hi BP community,So i found a property off market and the owner would like to sell without having agents involved (due to commission, etc) What are some of the things I should look at?

One of the major issues I'm running across is the dreaded inspection report.

@Tonya Thompson I would want to go through a title company and have them pull a title report before I purchase any property. 

They also have the option for the tenant to have their payments reported to the credit bureaus which is great for the tenant who wants to build their credit. 

I personally couldn't manage a home that was more than about an hour away, this is partially because I'm very hands on, and would be involved with any repairs/modifications.

The contractor will dig 3-10 tons of dirt and dispose at a regulated landfill and then collect confirmation samples from the walls and floor of the pit for a closure report.

But a lot of that involves a business decision more so than a legal decision. 

The early termination fee, from other Property Management leases and forums that I reviewed is to 1) discourage a tenant from breaking the lease early in the first place but financially 2) cover the costs of advertising, showing the unit, etc involved with re-leasing the unit.
