They were good tenants but they installed 2 different kinds of child locks on the kitchen cabinets (without permission) and when they were removed they left damage. 

The things that affected payout were number of units, cost per load and who controlled this, contract length, and ability of people to install laundry in their units.We ended up taking a deal that paid us around 45%, with us completely controlling the per load pricing, the company agreeing to install newer more energy efficient machines, and the HOA agreeing to prohibit laundry in individual units (which was already a rule). 

I want to install a sink (vanity) next to the tub seeing as there is not one there right now.It seems that there is a water line running to the toilet (not large enough to be  waste line).
