I would love to utilize the BRRRR strategy, but with rising interest rates, it's makes me nervous. 

Should I be nervous getting in on such a cheap house as how easily would it be to offload later if people can’t obtain a mortgage for it?

I am nervous about that only because there are reasonable offers for homes in areas not so great.

There was absolutely no insect problem before their move-in (we're sure because the previous tenant was very clean and would complain even if they saw a spider).

.- I finally get pissed enough that I cancel the contract telling them that the only way I will buy it now is with conventional financing and for $5K less than what we had originally agreed upon (my private lender was a family member who was growing increasingly nervous with the situation)

Bit nervous about giving out the MLS info. 

Believe it or not I actually freaked out and got more nervous on my 2nd and 3rd purchase than I did my very first one. 

I figured he could pay me via PayPal and then I would transfer the lien to him, but I think the buyer is a little nervous that I might "take the money and run." 

I'd be interested to hear your take on what it's like to buy homes in those areas in Wichita/the pros and cons as I know many investors are nervous to invest in potentially "risky" areas.
