You would definitely have to drive for dollars/be super creative to find anything even remotely close to that in my opinion.  

1-The LLC question is best for an attorney but several of my colleagues around the area create a new LLC for each property. 2-Learn about involving the seller in financing and other creative options (See 3rd paragraph).

@Joe Villeneuve , what a creative and interesting method to free that cash that is otherwise tied up. 

But, it varies all over the map, so you should talk to lenders when you get to this point and see what's available.Financing gets much more creative for commercial properties and commercial loans.

Remember, youre goal is to acquire the property with nothing down and creative financing.

Remember, we are "creative real estate investors" that is why we don't use traditional financing.

A corporation requires a filing of an articles or "certificate" of incorporation with the state.
