I was under the impression the tax lien comes off once the dues are paid and the house does  not go to auction.

In the early years of loans assuming no prepays these numbers aren't going to be very impressive in all likelihood.  

Some people are their own general contractor and manage the painters, carpenters, electricians, plumbers etc.If you had a contractor that could do 7 rehabs in a year and manage all of these sub contractors I would be impressed.

Wait and see how your 12-month numbers look. 20k for 33 days is impressive, but how will that pan out over 12 months?

i am impressed. i really like creative finance but the one strategy i have not done is subject to. good for you. happy to see someone utilizing this strategy.

@John Teachout The impression I've gotten is that it's very permanent (to the tune of multiple decades) and can often be stronger than new pipes.

I am under the impression that since there is no written or oral contract for payments there is no issue.

While RS is impressive I developed an understanding along the way as to what truly makes a great deal. 

I am impressed that you were able to take down such a big deal with $25k down.
