My guess is you should 'fess up to the Seller, apologizing profusely all the while, cancel the contract, and consider yourself LUCKY that you found out your mistake in time!

And be careful of those impending repairs, make sure you get an inspector to do a thorough inspection of the property and you know exactly what kind of cost you are looking at in the future.
