Deals can come from all the places from your core network, support network, lawyers, acquaintances etc.There is a section on getting deals in "Millionaire Real Estate Investor".

@Joe Gore I am going to go out on a limb here and assume that these lawyers hire you to investigate because they suspect fraud, and probably had logical reasons for their suspicions. 

Our out-of-pocket costs were $400 for an inspection, and $1,200 to a lawyer.

Don't waste your money on a lawyer either.
