I am currently drinking from a fire house on everything investment real estate. 

Has anyone had experience with either option and can share insights on rental yields, appreciation, management challenges, or any other considerations I might be missing?

It’s the business housed inside the building that makes the money.

Some of those variables are the size of the park, number of vacant spaces, the number and type of park amenities, the age of the park, underground infrastructure age and condition, park location, size of the market, city water or well, city sewer or septic, other utility sources and whether or not they are direct billed, deferred maintenance, cost of management, and more.

That law is usually for managing properties that aren't yours.

Ive found a place (duplex) to house hack hack that I would like to buy. 

I would mention here that a typical condo or single family does not qualify for the Act 60 TOURISM tax credit (which gives you up to 40% back)  - the project needs to meet certain qualifications as a guest house, hotel, villas or bed & breakfast - it can be as little as 3 rooms.  

We plan on house hacking it so it will set up the next deal and so on.
