Do we just have escrow write us a check for the 25% of the proceeds after the sale, since that was our primary home portion? 

I'm financing it as a second home (since I'll occupy some of the time and rent out when I'm not there), through a conventional mortgage.

They passed new loan regulations where I only need to put 3% down on owner occupied 2-4 units, which is where I plan to start.I do have skills.
