If it was low-end appliances, I'd want stainless for that price...If it's mid-grade stuff, the price is good...

Don't even have to know what grade or subject, I know that this will be the case.

This can be done through renovations, aggressive management (especially with stabilized and controlled leases) and by finding properties that have been under-managed (rents haven't risen with the tide on free market units).Depending on what scale you're working on, the deals are out there, but in a saturated market you've got to be smart about finding them.

Won't get double my money back for it.. but in a market were sales are competitive it will make my house sell before the next guy who put in builder grade appliances.

This definitely has me thinking with the end in mind as far as scaling the business.

Go for a small scale commercial apartment building so that you can get appreciation through nudging rent increases. 

There are plenty of NC banks providing loans for utility scale projects.
