So for me, I replaced the roof immediately upon purchase so here's what mine simple analysis looked like.

Hello,A tennant of mine suddenly needs to move out and I am going to be left replacing the kitchen cabinets, carpets, and some light paint.

Examples:A colleague of mine just completed a flip at 4134 3rd Ave S ($78k purchase price, currently pending in the mid-160s)I recently bought the house next door at 4142 3rd Ave S ($101k purchase price, rented for $1150/mo)A client of mine recently bought 4511 2nd Ave S (a small MFR with a 2/1 single family and a 1/1 apartment) for $143k.Another client of mine recently bought 3544 6th Ave S for $68k.

My wife has her career (completely unrelated to real estate in any form), and I have mine (completely revolving around real estate).  

IE business owner and their 401k.. for instance Buren Trucking IN alameda was a note buyer of mine...

He comes recommended by a very good friend of mine, who I could easily see as my mentor.This GC guy wants to enter in a partnership (I don't know the detailed terms yet) and want to flip houses and was trying to explain the obvious to me that flipping is less risky than to maintain a long term renter and dealing with their hassles on almost a daily basis, making small profits for a longer duration compared to profit up front (if we really could make that happen!).  

What can I do given the circumstance I've described to make sure all of this income does not just look like MY income and mine alone?

. $8,000 seems high to me, but A) I don't know the entire scope, B) I don't know what was agreed to before hand, and C) as a former boss of mine used to say, you can't put the s*** back in the horse.
