Does anyone have a sample seller financing contract for Ohio and Florida if possible.

Most contracts for sale of real estate say the the property owner will provide "title free and clear of all encumbrances and liens. " This means you as the buyer don't need to worry about liens as they will be paid at settlement by the seller. 

Hello I presently have a duplex under contract and am hoping it will close sometime in December.

Good afternoon ladies and gentlemen, quick question has anyone had or has experience with getting an out if state homeowner under contract?.

This happened to me on the first two unit property that I was under contract for.

By midnight on day 45 you must have a list in place and from that point it cannot be changed and you must close on one or more of those properties.You do not have to be under contract in that 45 day period but it's a really good idea to mitigate risk. 

I am a 23 year old male who currently analyzes deals, meets sellers, and puts homes under contract for my investors that I work for.

That seems to me to be the time that you need outside expertise more than later in your career.If a deal is on the market (on MLS), the commission paid to the agents is already agreed to in the listing contract, so buyer's agent or not, the seller will pay the same amount of commission.
