My full time job has a non traditional schedule and I have several days a week off which allows me enough time to be an effective agent even though I'm part time.

You need to turn them into a good tenant by having them pay full market rent or you find a good tenant that will.If market rent is $1900 anything below that is charity.

Hi @Theo Oster, I'm not as seasoned of a flipper as I'd like to be but I do run a local group in the area full of investors who are more seasoned than I am.

If you could pick them up at 60-65% ARV (seller carry lenders typically don't have robust notes and deeds of trust, servicing notes, and pay histories) and work with the borrow to refinance at or near a full payoff, you'd make a killing.

Now my bank said I have the option of paying for a full appraisal to get a more accurate value.

Right now in particular, I'm currently fighting with the hot water tank & gas furnace, hoping to find someone who could check those out without me having to contact a major company to come out for a service call and then be upsold into purchasing a new unit.

He's a seasoned investor, rehabber, and full-time agent.

Should we have given him full asking?
