Unless the house is a full gut to the studs rehab, I would be floored it it cost much more than $60/ft2.Midcity is on fire right now and buyers are paying way too much.

DO NOT BE AFRAID to outline high costs for rehabbing to current code -- complete new wiring, plumbing, 100% new drywall, ceilings and floors, windows and doors, kitchens and baths --- porches, landscape-- are not cheap.

You just need to make sure you water heater is double strapped, make sure the appraiser has access to the attic for a " head and shoulder view " Also make sure all flooring is covering every inch of the base or concrete.

I offered to do some of the repairs identified in the inspection and to replace the kitchen flooring so hopefully he will see some value in that.We will definitely be researching the market for how the competition is applying a pet policy.
