Terms of Consideration:In this mutual termination, both landlord and tenant agree to the disposition of deposits and financial responsibilities in the following manner: Landlord will return security deposit by June 6, 2018 less damages caused by tenants, missing items and outstanding utilities/water bills.We'll fill in the terms later but do you think this is good enough?

Any above that, I had to pay the brokerage their part of the commission based on the split.I am sure there are great exceptions to what I am about to say, but as someone who has done a VERY large amount of wholesaling earlier in my career and a lot more brokerage in the later part of my career, my opinion is that you typically can do better financially through brokerage than by wholesaling.

You can obtain a plan document from us (without need of a CPA, though we always encourage you to talk with your CPA about all of your financial plans) that allows your 401(k) to buy and sell real estate, have a personal loan provision, have Roth contributions for the participant, etc.

I went through this process when I decided where to retire.At a high level, I used financial media, Wikipedia, and local news (many TV stations stream their local news broadcasts) to select a state and city.At the neighborhood level, I used CrimeReports to get a feel for crime and real estate listings to get a feel for the type of housing in the zip code.Then it's boots on the ground to home in on a specific choice.
