If you want to self manage from a distance it still makes sense to pay someone to show the house even if you have the final say on who gets selected.

What finally happened?

As a new member here on Bigger Pockets and I've finally decided to join the community and take a pro active role.

I’ve read a few awesome books on real estate investing, and finally want to make this happen!

Then I finally just picked one, where I had found a solid agent, and PM and within a month I was closed on a property producing me $400 a month in cash flow.

@Nick C.I think you hit the nail on the head.

Either way, this would allow you to perform under the contract to close on time.Who knows, maybe the builder will delay a final time and your scheduling conflict will not be an issue any longer.Best of luck to you!

Hey guys I'm in a bit of a pickle, I'm finally ready to invest in real estate, part of me wants to sell but if I can refinance and move someone in that'll be cool too.

I finally sold to a backup offer, for asking price – therefore a 7% loss compared to the initial offer.
