The lease (with the current college students) was just renewed through their 2025 school year.I'm trying to figure out how to make this happen with little-to-no money down, as I have other 'irons in the fire' at the moment.I'm planning to offer $400-450k for the home, and am trying to structure something where a conventional lender would loan an amount that would be covered by the current rental rate (lets just say $300-350k)...   ...then, anything outside of that amount, would be carried by the Seller (for a short while)...   ...Seller financed with a ballon in 5-years?  

Shivani, these are hard money, short term bridge loans allowing you to improve the property for either sale or rental. 

We prefer to have tenants on yearly written leases, unless we are looking to sell the property or have other plans and may do extensions of 6 months and one day if tenants are planning to relocate, purchase a home, etc,  and cannot commit to a 12 month lease.

We are currently in due diligence period. 

I want to buy, rehab and either long term rent or short term rent(airb-n-b).The question is how do I get funding for rehab if I am not employed?

Hi All, We started working with a real estate attorney in Houston, TX to set up an LLC for our out of state multifamily property (we are located in Massachusetts and the property is in Houston).

The payments are guaranteed but you can expect that the wear and tear is usually immense.

And yes if someone clouded your title IE recorded the contract then yes but short of that ..
