This gives me some starting points.

There will always be more risk with something vacant, you're probably going to be counting on one person as your "eyes" on the project (or at least for "security", overall)- and the more hands on/ closer they live / able to visit site frequently, the better. whether that is your gc, a project or property manager, or your handyman/even yard maintenance guy, neighboring teenager, or whoever- this person is key

When I started, deposits covered a lot of issues and there was always a battle with the former tenants and complaints. 

If they don't, you can start the eviction process to get them out for criminal behavior and lease violations.

I am currently working with an investor from California who just finished up a flip here in Oklahoma City and we've already got quite a lot of eyes on it within 24 hours.

Great starting point, however own and live in Maine close to family.

The key, imo, will be to keep an eye on NYC residents entering the NJ home buying market.
