For flooring, I like to use VCT in kitchens and baths because it is extremely durable, looks decent (not terrific, but it is a rental and the price to durability factor IS terrific), and it outlast the peel and stick tiles or sheet vinyl.

I have never used this material before and reviews are from one extreme to the next, either people loved it or hated it so I am assuming it's based on the brand choice which contributes to the difference in quality, durability and thickness.

Just an update for anyone following,So far we have received roughly 8 calls, a few of the owners didn't want to sell the house we mailed about, but have other properties they want to get rid of.None seemed extremely motivated, 2 have offered to owner finance their occupied rental properties, but the numbers really don't work.I will be going out to take a look at one house which sounds like it may have potential.

If you don't have capital (IE you are trying to wholesale, wrap, subject-to, or seller-carry creative financing), you might be better off moving to the area where you want to invest, it would be extremely difficult to do that from overseas profitably.In my experience, I'd stay away from the low grade houses and focus more closely on Multifamily, particularly larger properties as the price per unit and price to rent ratios are closer to what excites you about the low end homes, but with less risk and greater economy of scale.
