(maybe I should run) Owner has offered to finance the entire amount of 745k with 6.5% rate and 15 year term. 

Hoping someday to have the working capital to flip MF as well and when I come across a cashflow gem I'll hold it long term.

If the seller will entertain it you write it into your offer - what you're willing to pay total, loan term, interest rate, down payment.
