I sign up for this all in 2019 for this is the first time I’ve logged in.I bought a place in 2018, remodeled and sold in 2022 and chased my dream of 20 years of moving to Jackson Wy however investing here in not an option since I’m not a billionaire sooooo I am planning my next moves and looking to invest.I have roughly $30K (potentially $50K) to invest in a flex and flip as I’m not sure I could do the landlord thing.I have been looking in places I would like to actually live which is eastern Oregon, North central/East Tennessee, Rapid City or Naples-Clearwater Florida areas.Any help or ideas would be awesome!

You can explore other options when you have it to increase rents.

I think my only option would be a private money lender, does anybody have any thoughts?

A Commercial DSCR is always a good option as well.

I can qualify for traditional bank loan 20% down but I’m exploring making two offers of traditional and seller finance. 

What would be a good option for financing it? 

You should look at both options personal & commercial.  

I’ve talked to a few mentors about my career path, and an option they thought would be good for me is becoming a certified general appraiser.

When did buyer's agents start training on  buying "off market" without agents, subject to, wraps, seller financing, lease options, land contracts, fix & flips, rentals, taxes, asset protection, etc, etc, etc.

Most local banks have an online banking option.
