This is an old thread but I have a new question...our lease says all appliances are at the convenience of the tenants BUT of course, the most recent tenants expected us to repair them.

I doubt it, but we shall see.but to answer your question, I invested in some MPG increasing items for my truck. it's a V8 that now gets over 21mpg if I go easy on the throttle. thats as good and better then most V6 SUV's and trucks.we also drive my wife's car more often on weekends. which gets close to 30, and sometimes more mpg.even as I expect gas prices to drop before this happens, I am savings to buy a hybrid Silverado in the next few years. i think I read that Chevy may release a real one as early as 2007-08.

I don't expect to collect from a low/no income tenant even if I win, but if it helps another landlord to check their background and see the eviction, that's worth it.
