Use Rehab calculator under tools on bigger pockets.Resulting output is great for investor discussions.Also prepare details on the area (niche.com is helpful), comps, days on market so the investor has confidence in your exit strategy and figures they have a good chance of getting there money and profit.Also, prepare a note backing their loan with the property so they have more downside protection.

@Dale Graham, given the impact of Covid and adjustments being made to learning, you should plan on different exit strategies and don't bank on student housing being an immediate ssolution.

The good news here is that exit strategies in our market are a-plenty: just cleaning a property out and making it flip-ready will gain you some instant equity.Of course a turnkey is more reliable, but slower going.
