@John Thedford as John states it gives you more arrows in your quiver and depending on price point and market.. listings now a days are simply money in the bank with no exposure to speak of.. :)also those that say being unlicensed will save you from the unconscionable profit.. that is not true someone can sue you for that just the same.. unconscionable is unconscionable regardless of licensure.And then it comes down to your personal compass on morals and ethics when dealing with these folks.

As mentioned by another poster try and fix the cheap and easy things about her complaints and see if she finds more, unfortunately unless the noise from upstairs is excessive there isn't a lot you or anyone else can do to fix that.

I may regret the decision in a year or 2, For now the MLS exposure is helpful.
