For all intensive purposes this was a brand-new home with an amazing amount of money spent on front and back yard landscaping, and to my surprise the tags were even still attached to the inside of the dishwasher.I previously lived about 15 minutes from the property, and knew the area pretty well before moving.

Originally the purpose was for sensors (humidity/moisture, temperature, electrical consumption, motion), but them we started to add control features (thermostat limits, electronic lock, etc), with the ability to delegate some access to the tenants.While it doesn't increase our rent, it does make looking after our student houses easier and the "coolness" factor does seem to help with word-of-mouth marketing.

It's my opinion that you most have storage for tenant's stuff and any money spent on landscaping is wasted unless your target tenant is class A.Must be nice to have the luxury of waiting until you look at a second property to make the offer on the first.
