I also plan to install a gas fireplace to be more efficient overtime and was wondering who might have experience on that, like how I would find out if there is a gas line already running under the house I can connect to or how expensive it is to convert and set up my own tank outside. 

The type and class of hotel or motel is very different in terms of operating costs and efficiencies.

@Alexander Felice thanks for the reply, my thinking at this point is this exactly, and I"m new at this so trying to figure out the most efficient way to do this. 

It is cost efficient and durable.

It doesn’t hurt to play it safe, but know your numbers and what you need to get the deal to work and this will help you sort out deals faster and more efficiently.

I plan on paying cash for the properties, then efficiently adding as much value as I can, then financing.

I'm looking to see where my rentals could be more energy efficient (I cover utilities as the landlord, no way around it) as well as my own home.

Or could this be an efficient use of creative financing/thinking?

The production efficiency is much greater than traditional home building due to the ability to manufacture rooms/homes indoor, mass replication of standard designs, high durability of materials (so I’ve heard), and the ability to drop it on a slab without the need to dig out a foundation.

But i heard heat pumps are not very efficient  in very  low  cold temperatures.
