However, I will say that I use to get reimbursed at my old W-2 job as an architect and because I had a fairly efficient car that was cheap to maintain, I definitely came out ahead in fuel and maintenance.

Hi @Brian Alfaro, you are walking on a well trodden path by having started with SFH's and realizing that they don't easily scale without building and monitoring systems and they are also less efficient than multifamily.I followed the same path and having read a ton of books, decided to pay for a coaching program.

'Waiting' for a market drop, too much of a seller's market, some other life event..... there will always be something.While I can't speak to the Raleigh-Durham market specifically, I'm actually in the process of closing on a deal in Chapel Hill right now - a townhouse with a downstairs efficiency just off downtown Carrboro, so I'll be treating it like a duplex.
