We have never been in an economic/pandemic situation like we are today, so to predict some of these exit cap rates I have seen on some of these deals is interesting to watch.However, many limited partners are depending on the operator to vet the deal and thoroughly understand the numbers.

@Quinton C.I’m located in Madison, WI - it seems that almost all do not include utilities unless dealing with old properties where they can’t economically be separated such as boiler heat in a 100+ year old building/house.

Whereas Tremont and Lakewood are popular with younger people who want access to bars, restaurants, etc., people in Parma are probably a little older and not as concerned with nightlife.
