Not only do you need 4-6% for property management, but you also need to be discounting someone's rent or otherwise get someone who lives there to be your "eyes and ears" on the property.

I took mine in Pensacola, it was easily accessible, one room, they give you big ear muffs but it was incredibly quiet in the testing room.
