Not only do you need 4-6% for property management, but you also need to be discounting someone's rent or otherwise get someone who lives there to be your "eyes and ears" on the property.

@Mark Ainley is right - great subdivision but road noise coming from 59 is pretty bad.

For example the neighbors called for noise.

In my 4-Plex, I have one unit with roommates who have been generating a lot of noise complaints from the unit below them.

I would make sure you lease agreement is in order, especially concerning the higher probability of 'college problems': Growing/selling marijuana/noise violations,supplying alcohol to minors.

And, most of the people living in town are not thrilled about Space-X being there because of the regular noise and vibration from the constant engine testing.

I think the ears east of German Village is called "Hungarian Village" right? 

I took mine in Pensacola, it was easily accessible, one room, they give you big ear muffs but it was incredibly quiet in the testing room.

The agent can whisper in his client's ear all day long but at the end of the day people won't be able to afford more home just because the buyer's agent will make more and they won't overpay for a home either.
