My son purchased a house that had existing bad tenants and their pets did $15,000 worth of damage to the house. $15,000 worth of damage doesn't have to happen too many times before a landlord decides he won't take pets at all.

With this being the case, an investor having someone file BK is only damaging the seller more, all for the benefit of the investor… Bad position to get into as an investor.If your offer is good enough… the lender will postpone the sale… Otherwise, they want to keep moving forward in most cases… As far as making the “threat”… you could try and just see what happens.

They also need to remember where the rocks are and that collateral damage happens if they have a wipe out.The write offs Wall Street are taking are a bit disconnected from the mortgages given how they sliced and diced the mortgage backed securities.

BTW, the wall seems dry (there is a dehumidifier in the basement), and the dark layer doesn't seem to be caused by water damage, instead, it seems like a different type of concrete was used.
