I recently closed on a duplex and one of the current tenants has a dog.  

Hi Justin - I'm just curious; Why was the property a "problem property" (tenant behavior, financing, etc)??  

It is a small dog, and he has all the shots and immunization papers.The tenant is willing to add another month of security deposit in order to move in.I always have a NO PET policy but now thinking of being a little flexible this time,  bad idea?

I'm fairly new to the investment game.  As a wholesaler, I've learned to reach out to other wholesalers to attempt to close deals.  I've been fortunate to find buyers, who actually depend on me to find them properties...

Pretty obvious that commercial is top dog, IF you have the knowledge and expertise.

You could also drive the neighborhood and if you see any neighbors walking their dogs you can stop and ask them if they know anything about the property.Andre

It is just me and my dog, though.

Most of the time, when I considered it, I couldn't find a place, because I have a dog - so, I just ended up at motel 6, when I travel. 

I don't mind being an investors bird dog and or the person just doing their work.
