The good news is the unscrupulous tenant now has an eviction case on their record and they will have difficulty renting from any responsible landlord in the future until they satisfy their account with you.Then, going forward, you can tell future applicants that not only can the security deposit NOT be used for the final month's rent, but that you will and have filed claims against past tenants who attempted to do that.
