My intention is pull some cash out of our market funds and start off by buying a SFH buy and hold property.Absorbing all the information and formulas though it's become pretty obvious to me how difficult it is to meet the 2 (let alone 1) percent rule in the Seattle area.

The outside of the house looks well maintained and cared for, not in obvious distress. perhaps there are foundation issues, but it's block and beam so I'm not entirely sure how difficult that is to fix. it has window units but lists as having central air, possibly it's broken?

Nobody can pass the buck, everyone's responsible and accountable, and I'm not overlooking a child that's a nuisance to society and will wreck my asset.It's difficult to enforce tag-along boyfriends/girlfriends, family, 'babysitters' etc.

I could do this with a SFR or a multi family unit up to 4 units, and rent out the other 3.It seems very difficult to find a good multi home, as they are all snatched up quickly...So I guess my question is:Are their any legalities associated with this?
