An agent who can see the value in working with and for an investor isn't typically an easy find, as the market and Agents compensation structure(s) are designed to go against an Investors acquisition goals.

@Steve Babiak  I had just ate a few of those donuts you gave me and was not really that coherent :)although in CA something like 1 out of 10 adults has a RE licnese its some huge amountwhenever I am a guest speaker at an event first thing I do is ask for a show of hands who is licensedand 3/4ths of the rooms raise their hand;.next up is how many are private lenders about half raise there hands... :) and of course lending in CA needs NMLS or BRE Brokers license so you get the drift.. people just do what they want to do. 

Matt Bassi is the planning director and relativity reasonable but the biggest issues in the city are (1) adherence to GP density designations, (2) there is an “anti-development guy in the city that has learned he can make large amounts of money by bringing litigation against every TM.

Just using Matt M numbers for example and forgetting 1031 as we are an I.R.S. designated 501 ( c ) 3 Tax Exempt Housing Provider.  

I've designed ones that are on a trailer and ones that can be put up on site in an afternoon.

In my experience construction contracts do several things in summary: list the players (client, contractor, design professional), outline the scope of the work and the costs (whether they be fixed or variable), how the project will be carried out, and what to do if things go wrong.  

Tech employment in San Francisco (look under Computer Systems Design & Related Services) hasn’t risen over the past three months.
