I have heard of people raising rents a set percentage annually (3 or 5 percent eg) but I prefer to look at the actual market (because your tenants will also be looking at comparable units, so you want to be competitive)....and just being in rentals over a decade, I can say the small market increases add up over time....also, I self manage but I suspect you could discuss market rents with your manager and possible increases.

Abestos is everywhere in homes built in the 70s and earlier.Like you said it's fine, as long as you aren't demolishing something and putting it out in the air.With that also said, most of the people that actually got sick from abestos, were people working with  itfree in the air, day in and day out for decades.

About a decade ago here, roomers were brought under the umbrella of the tenancy act and fall under the same basic lease as tenant with the following exception that there is no expectation of privacy in common areas (landlord may enter at will) and, if cleaning services are provided, landlord may enter rooms w/o notice to provide those services.That said, we have some additional house rules at our student rooming houses:- everyone is collectively responsible for cleaning common areas where we do not provide the service.
